Lance Puig is the owner of York Street Properties, York Street Homes and a number of others.
Don’t do business with this man or his companies unless you want to lose your money, time and faith in humanity. He’s a slick cheater of any and all construction/refurbish relate businesses.
He stole from me and still owes more than $10,000 that shouldn’t I shouldn’t have trusted him for. BUT, the websites looked good and the talk at the company was smooth………
they are definitely Texas con-men !

I’m really sorry to hear about your loss. $10,000 is a lot of money but especially in this economy.
Have you tried filing liens or a small claims court action? Please tell us what your experiences are and your recommendations for pursuing repayment!
I would like to see if we could all ban together and get some money for this since he has put us in such a financial bind. I talked to a lawyer but was told that even if I paid thousands of dollars which I don’t have it still might not do any good. If he files bankrupcy we can’t go after him. Also, if he has no houses left in his name we don’t have anything we could take. I feel like if enough of us got together we could sue him (class action) and the amount per person wouldn’t be much at all. I have 2 houses I bought from him a little over a year ago and I’m trying to do short sales on them. One is scheduled for auction on Tuesday the 1st of Sept. Also, another investor has some going to auction next week. The houses are in such bad shape no one will by them with what will come close to the payoff on the loans. He put me in debt $236,000 and now I have worse credit than before when it was excellent. Let me know any suggestions you two have.

I have been a vendor for Lance Puig’s York Street Properties, York Street Homes since 2007 and my experience has been very positive. Even during the tough economic situation that the world is going through Lance Puig has honored his commitment with me and has always paid me on time. I also know that he is a fair and reasonable person and that there are many people, as I am, happy to working with him. He has given numerous opportunities to others to make money and it is sad to see so many lies, without any proof, being written here.

I completely agree with everything you said. By working together we may have a greater possibility for recovery.
Several of the members of “Lance Puig’s York Street Properties, York Street Homes Victims Club” put some money together and retained an attorney specializing in these sorts of cases. At the very least, these postings and the ones at; http://www.complaintsboard.com/complaints/lance-puig-york-street-properties-c244126.html have convinced the attorney that criminal complaints should be pursued. According to him, there are State, Federal and International implications which will be taken very seriously by a number of authorities.
In other words, filing bankruptcy is not the answer to all of Lance Puig’s problems. The threat of incarceration for him is very real. Rallying together will help force the issue of restitution (which may not be likely) and/or criminal prosecution.
i have very little in writing, so i don’t think i can be much help. plus, i am losing my 5 houses, which i bought from York Street Properties, York Street Homes in bk.

Can you email me with some information about the attorney you and others have retained. I live out of state and I’m having a hard time trying to get much done with this. I have talked with a couple of attorney’s but can’t afford to do this myself. I would like to be able to get some of my money back that I have lost, not to mention the stress and headache he has put me through for the last several months.
I have been a vendor with Lance Puig’s York Street Properties for the last four years. I have always been paid on time for all services that I’ve performed. I feel that the personnel working within the company have always been upfront and honest with me. When I went to the owner of the company urgently needing a pay advance on an upcoming job he needed me for due to a medical issue in the family, he did it. I’m self-employed; therefore, I have numerous clients. More often then not with this economy, I’ve seen a delay in pay with nearly all of my clients. York Street Properties has been diligent on making sure I am paid in a timely manner.
I have been working for Yorkstreet for almost 2 years and if Lance does not pay on time and gives awesome bonuses, i will not be here that long. I wonder where all these complaints are coming from, they are so untrue. Lance got a big heart in helping people not just his service providers but to all his clients. He’s been constantly planning and working on making things better for everyone.
I will never be able to feed and support my Family if not for Mr. Puig, he has made our lives easier. this company does not only make things happen for the Americans, it also gives people from across the globe a better life.
It is possible that some people may be deceptive some times, but when many people many times say some thing repeatedly there must be some truth in it this post contradicts your experience with York Street Properties and there are so many others out there saying the same thing about York Street Properties.
There must be some truth in it for the matter to gain prominence of such proportions.

In another article I was reading on York Street Properties and Lance Puig, the term “Ponzie Scam” was mentioned.
Running out of money for mortgage payments, home remodeling, home repairs, payment to service providers and adequate property management is symptomatic of a Ponzie Scam and not just bad management. Particularly if the only way you can “stay alive” is to find new investors for the scam.
Investors like me are profiting from the dishonest, self-professed “Real Estate Gurus” of past. I feel sorry for the victims and have nothing but disdain for the perpetrator(s).
Hopefully your vigilance and the action of authorities in Texas will prevent similar unprofessional and despicable acts in the future.

While we do not wish to speculate as to someone else’s motives, maybe the postings are motivated by the current multi-trillion dollar crisis in the domestic financial/real estate market. If that’s true, their focus might be more appropriately directed elsewhere. York Street Properties, like nearly every person and business, suffered in 2008 and the early part of 2009. However, since late spring of this year the real estate market has started to improve and, to that end, our dedicated staff is redoubling its efforts to maximize opportunities for our customers during this improving real estate market. YSP has delivered for many satisfied customers over the past years and much of our business has come (and continues to come) from customer referrals.

Since there’s only one official employee of York Street Properties, Lance Puig, I’ll assume the little blog by “York Street Official Response” came from him. Here’s my thoughts on the subject and the facts:
1) When I and my fellow contractors are paid the approximately $600,000.00 owed to us (spanning as much as 2 years or more), then you can make the claims your response infers. As for communications and names; you’ve been communicated with so many times without response it’s frightening. As for names, look at the hundreds of invoices and statements we’ve sent you over time instead of putting them in the garbage. Have a look at your accounts payable records, if you bother to record your debts properly.
2) Why did so many of the Investors lose their houses to repossession? Why did you not pay the mortgages even after the Tenants paid you the rent? You want to communicate with the Investors?
Why don’t you return their calls, tell them the truth and get their money and credit ratings back?
3) Why have tenants lived in sub-standard, un-repaired conditions? Worse yet, why have tenants been evicted from their homes because you haven’t paid the mortgages? Why haven’t you been truthful with the tenants from the very beginning of their contract, when you said they could buy the house on a rent-to-own basis – that’s purely untrue and fraudulent, in fact.
No doubt you’ve always hoped that all the parties you have been cheating and lying to would never get together. Well guess what – WE HAVE !
Sir, these acts have been going on since 2006 and earlier. This is not something you can blame on the economy – you only have yourself to blame for your dishonesty and your lack of respect for other people.
The BBB has at least 8 serious complaints against your firm and your status with them has been revoked.
The Attorney General is now getting named complaints.
Banking Regulators and Lenders are also investigating with named complaints.
Local and national media is being briefed on the investigation by named sources.
Thank Heavens to the person who started this blog and the person who started the YSP VICTIMS GROUP – we applaud you for your efforts and persistence. However, this group is now about ALL the injured members, not a single “provocateur” as you suggest. You and your companies names are permanently defamed and besmirched – YOU HAVE NOBODY TO BLAME BUT YOURSELF.
We want what’s right; reimbursement, or you in jail where you can’t hurt any more hard working Americans!
York Street Properties is a criminal organization. BBB has revoked their accreditation as a Reliable Online Business due to numerous complains deemed credible.
The “YSP Official Response” is simply text used to confuse readers and a weak strategy for covering-up their misdeeds.
